Five residential projects in Coral Gables and Coconut Grove were among 24 developments showcased at a real estate summit that drew more than 450 industry professionals to the Coral Gables Museum on Friday, Oct. 9, according to organizer PROFILEmiami.
The third annual PROFILEmiami Pre-Construction Development Summit included three panels and networking. Sterling Risk Insurance sponsored the event, and some ticket proceeds benefited the museum. PROFILEmiami reported the event details.
Local projects
The local lineup included Allen Morris Company’s Ponce Park Residences and Ziggurat Coconut Grove; Alta Developers’ Cassia; Constellation Group and The Boschetti Group’s Cora Merrick Park; and Element Development and LORE Development Group’s The Lincoln Coconut Grove.
Meta Development also showcased Colette Residences. That project is planned for 1880 Brickell Ave. in South Brickell, according to its official website.
Construction plans
Ponce Park, at 3000 Ponce de Leon Blvd., will have 58 residences and 22,000 square feet of commercial space, according to Allen Morris Company. Construction began in December 2025, the Coral Gables Gazette reported in May. Completion estimates differ: The developer lists the fourth quarter of 2027, while the Gazette reported early 2028.
The City Commission approved the project unanimously in May 2024. Allen Morris committed $2 million in public improvements and a redesign of Ponce Circle Park as part of the approval, Florida YIMBY reported.
Cora Merrick Park, a 13-story mixed-use building at 4241 Aurora St., is under construction with a 2028 completion target. The project will have 74 residences, 8,000 square feet of ground-floor retail and a 5,000-square-foot public park featuring a sculpture by Jaume Plensa.
Prices ranged from the $900,000s to more than $4 million, and developers reported about 30% of units presold, according to the Gazette’s April 28 report. Arquitectonica designed the building.
Cassia, at 4011 Salzedo St., is planned with 174 residences across 12 stories, according to Alta Developers. The developer lists a planned 2027 completion. Florida YIMBY reported starting prices of $700,000 in October 2024; that figure is historical, rather than a current price quote.
In Coconut Grove, The Lincoln at 2650 Lincoln Ave. secured a $58 million construction loan and had surpassed 40% sold, according to an Oct. 5 report in Community Newspapers. The 48-unit condominium is under construction, with completion scheduled for the third quarter of 2028.
Buyer priorities
Panelists discussed financing, housing affordability and changing buyer expectations. Spencer Morris highlighted livability, finishes and buyers combining units. Carlos Rosso and Ian Bruce Eichner discussed a broader range of housing prices, while closing-panel speakers emphasized wellness and longevity.
PROFILEmiami said another summit is planned for 2027.
