Pinecrest recorded $203.7 million in luxury home sales during the third quarter of 2026. A new Haute Residence market report tracked every recorded deed at $2 million and above in ZIP code 33156, counting 47 single-family transactions between July 1 and Sept. 30.
No condominium sale at $2 million or above was recorded in the quarter.
The median sale price landed at $3.375 million. The average was higher, at about $4.33 million, pulled up by the priciest deals. Eleven sales reached $5 million or more, and two topped $10 million.
The quarter's biggest transaction was $17.5 million at 13291 Old Cutler Road, recorded July 7.
Price per square foot
Across all 47 sales, the report calculated a volume-weighted price of $931 per square foot. That figure divides the full $203.7 million in sale value by 218,748 square feet of combined interior space, weighting each square foot equally rather than each transaction equally.
What's listed
A separate inventory snapshot taken Oct. 14 found 20 Pinecrest properties listed at $2 million or more. Those listings carried a combined asking price of about $121.3 million and a median ask of $5.63 million. The weighted asking price was $1,126 per square foot, based on the 18 of 20 listings with recorded interior size. The average time on market was 14 days.
The report notes that asking prices and transaction prices answer different questions. The listed properties are a different group from those that sold during the quarter.
Data source and limits
The report draws on ATTOM recorded-deed data filtered to Pinecrest and ZIP 33156. The "Sale Date" field in the deed-derived source has not been confirmed as a closing, deed or recording date, so monthly totals could shift slightly. The report treats September's eight recorded sales as a floor, since late-filed deeds can enter the public record after the original data extract.
A cross-check with Multiple Listing Service records found 40 of the 47 transactions matched by address and price, two matched by address only and five had no MLS match. Ten MLS closings at $2 million or more in the same period had no match in the deed set. Those differences remain unresolved, according to the report.
Regional context
Pinecrest's activity fits a broader South Florida luxury surge. Gay Cororaton, chief economist for MIAMI REALTORS, reported that million-dollar home sales across South Florida rose 20% year-to-date through September compared with the same period a year earlier. Cash buyers accounted for 59% of those sales, insulating the segment from mortgage rates in the mid-7% range.
Miami-Dade County's single-family luxury threshold, defined as the top 5% of sales, reached $4.2 million in the first three quarters of 2026, according to a separate MIAMI REALTORS analysis. Cororaton identified Pinecrest among the Miami-Dade cities where affluent buyers focused on lifestyle and amenities are expected to keep driving demand.
This is the first Pinecrest quarter in the Haute Residence series. Comparison figures will appear starting with the next edition of the report.
