A 1925 home at 1307 Lisbon St. could join the Coral Gables Register of Historic Places when the city's Historic Preservation Board meets Thursday, Aug. 13, at 4 p.m.

The nine-member board, chaired by Michael J. Maxwell, will consider three cases, according to the board's posted agenda: a local historic designation vote and two Special Certificate of Appropriateness applications from owners of already-designated landmarks who want to expand their homes but need setback variances to do it.

Lisbon Street home up for historic designation

The property at 1307 Lisbon St. does not currently appear on the city's register of locally designated historic properties, according to the city's list updated through July 16. The single-family home sits on Lot 2, Block 58 of the Coral Gables Granada Section. If the board votes yes, any future exterior changes or demolition would require board approval. The owner could also access tax incentives for rehabilitation work.

The home last sold in July 2020 for $605,000.

Landmark owners on Obispo, Alberca seek addition approvals

At 1137 Obispo Ave., a 1927 home already on the local register, the owner is seeking design approval for an addition, a carport and exterior alterations. The application requests variances from minimum east and west side setbacks for the new addition and carport. The three-bedroom, one-bath home is approximately 1,562 square feet. A related Board of Adjustment application has already been filed.

At 1116 Alberca St., a 1923 Old Spanish-style home also on the register, the owner wants approval for an addition and alterations with a rear-setback variance. That home is about 1,222 square feet. The application file includes a 1940s-era photograph of the property.

Nine-member board set to decide

The full board will vote, including Chair Maxwell, Vice Chair Michelle Cuervo Dunaj and members Ana Alvarez, Marlin Ebbert, Cesar Garcia-Pons, Margaret Rolando, Kelley Schild, Alejandro Silva and Dona Spain.

Historic Preservation Officer Anna Pernas signed the official public hearing notice for the meeting.

How residents can weigh in, in person or by Zoom

The meeting takes place at the Police and Fire Headquarters Community Meeting Room, 2151 Salzedo St. Residents who want to speak in person must sign in at the recording secretary's table before the meeting begins. Only in-person participants may provide sworn testimony with evidentiary value.
